Trading Terms & Conditions

These trading terms and conditions apply to all works carried out by All Well Property Services (Company Number 12721034), registered at Unit 1 Limes Avenue, Anerley, London, SE20 8QR.

1. Quotations

All quotations are valid for 30 days from the date of issue unless otherwise stated. Quotations include the works and materials specified in writing. Any items not explicitly listed in the quotation are excluded. All prices include VAT where applicable.

2. Contract Formation

A binding contract is formed when you sign or formally accept our written quotation. Verbal agreements or informal discussions do not constitute a binding contract. Any changes to the agreed scope of work must be confirmed in writing by both parties.

3. Payment Terms

  • Deposit: A deposit of 10-15% of the total project value is required to secure your start date and order materials.
  • Stage payments: Payments are made at agreed milestones as set out in the contract. Milestones are typically tied to completion of key project phases (e.g., foundations, structural work, fit-out).
  • Final payment: The balance is due on practical completion and satisfactory handover.
  • Late payment: We reserve the right to charge interest on overdue invoices in accordance with the Late Payment of Commercial Debts (Interest) Act 1998.

4. Variations & Additional Work

Any changes to the agreed scope of work ("variations") must be discussed and agreed in writing before the work proceeds. We will provide a revised price for the additional or changed work. Variations may affect the project timeline.

5. Programme of Works

We provide an estimated programme of works at the start of each project. While we make every effort to meet estimated timescales, delays may occur due to adverse weather, material supply issues, unforeseen site conditions, or third-party dependencies (e.g., utility connections, planning decisions). We will notify you promptly of any significant delays and their expected impact.

6. Materials & Workmanship

All materials used are new and of merchantable quality unless otherwise agreed in writing. Our workmanship is guaranteed for 12 months from the date of practical completion. Manufacturer warranties apply to all products and materials as per their individual terms. We are NICEIC approved for electrical installations and FENSA registered for glazing work.

7. Access & Site Conditions

The client is responsible for providing clear, safe access to the work area for the duration of the project. This includes removing personal belongings and furniture from work areas before the agreed start date. We maintain a clean and tidy site throughout the project and carry out a thorough clean on completion.

8. Completion & Handover

On practical completion, we conduct a final walkthrough with you to identify any snagging items. Snagging items are addressed within 14 working days of the walkthrough. Upon completion, we provide all relevant documentation including Building Control completion certificates, NICEIC electrical certificates, FENSA glazing certificates, and any applicable manufacturer warranties.

9. Cancellation Rights

Under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, you have the right to cancel within 14 days of signing the contract, provided that work has not commenced. If work has started with your express agreement within the 14-day cooling-off period, you may still cancel but will be liable for the cost of work already carried out and materials already ordered.

10. Insurance

All Well Property Services maintains the following insurance cover:

  • Public liability insurance: £5,000,000
  • Employer's liability insurance: £10,000,000

Copies of insurance certificates are available on request. We recommend that clients notify their own home insurance provider before any building work commences.

11. Dispute Resolution

We aim to resolve any disputes or complaints amicably through direct discussion. If we are unable to reach a resolution, both parties agree to attempt mediation through an accredited mediator before commencing court proceedings. These terms are governed by and construed in accordance with the laws of England and Wales.

12. Data Protection

We process your personal data in accordance with our Privacy Policy. By entering into a contract with us, you consent to the processing of your personal data as described in that policy.
