The paperwork your solicitor will ask for

Every project comes with the full documentation pack: NICEIC electrical certificate, FENSA glazing registration, Building Control completion, structural calculations, and a workmanship warranty. Most builders do not hand this over. We put it in a folder.

Free 45-minute site visit

Richard comes to your property, looks at the space, talks through what you want, and explains what is and is not possible. No sales pitch. If your project is not a fit for us, he will tell you honestly and suggest alternatives.

Fixed-price quote in writing

Within 5 working days we send you an itemised quote. Every trade, every material, every fee. No TBC lines. If you want changes to the spec, we revise and reprice before any work begins.

Design, planning, and Building Control

If your project needs drawings, structural calculations, or planning permission, we handle it. If it does not (most do not), we still apply for a Lawful Development Certificate so you have written proof from the council.

Build, sign-off, paperwork

Richard runs the build and you get weekly progress updates. When we finish, Building Control signs the project off, we hand over every certificate, and we leave the site cleaner than we found it.

How do I know you will not disappear halfway through the job like the last builder?

Richard has managed every project personally since 2020. Our contracts use stage payments tied to verifiable milestones, so you never pay for work that has not been done.

What if the quote goes up mid-project?

It will not, unless you change the scope or we uncover something genuinely hidden behind a wall. In both cases we quote the variation in writing and you sign it off before we proceed. Over 100 projects since 2020, our fixed-price contracts have held.

Do you handle planning permission and Building Control?

Yes, both are included in every project we take on. Most of our projects proceed under permitted development, and we apply for a Lawful Development Certificate so you have written proof. When full planning permission is needed, we handle the application. Building Control inspections, sign-off, and certificates are all managed by us.

How long will my project actually take?

The timelines on the service pages are realistic ranges based on our actual project data since 2020. A typical kitchen extension is 10 to 14 weeks from start on site. A bathroom is 2 to 4 weeks. A loft conversion is 6 to 10 weeks. The programme of works we send with your quote breaks it down week by week.
